Horrible staff, I think it’s time to get new staff, don’t the resident’s fees pay their salaries and they just treat the residents so horribly. I called to add additional things to my bulk pick up and first person told me systematically she can’t add. Then I asked for supervisor and Lois the supervisor hung up on me. Then I called the trust admin, apparently she made me feel that I am lucky that she is even calling me on my situation. She didn’t help and proudly said that she would not add anything to my bulk pick up and that I would have to wait another month. She also said that it was her idea that residents can’t add to their bulk even if there is sufficient time. Then she tells me that we are lucky that we get once a month bulk, where she lives is once a year! Also, why do we have people who doesn’t even live in the community working in the office. What does the board do here? They are very dormant. The overall rating is 2.2 and they don’t seem to care. It’s time to change the staff!

If I could give this place zero stars I would. I was accused of placing my trash in a non designated area and charged a $200 fine. There is no physical evidence that I personally placed my trash anywhere outside my gate. I've lived here for THREE years and not once placed my trash anywhere besides the designated appropriate location. The people who work here display a callous and disrespectful attitude, purposefully making if difficult for people to enjoy living here. My request for a waiver of the fine was disregarded and denied, with their only response that they took photos of a random neighbor's trash bags. They failed to acknowledge the information provided in my letter, where I mentioned the color trash bags photographed are not ones that I buy, and are charging me the large $200 fine anyway. Instead of focusing on improving the community, these individuals are choosing to dedicated their time to penalize the people living here. Completely disrespectful and callous behavior.

The office is horrible and ruins the entire community. When you walk into the office the people that work there kick you out, and when you try to call them they completely dismiss you. The arrogance that each employee has is out of this world. They put in no effort to help people. I have never encountered any office that treats people so poorly. If you make the bad decision of moving here, pray that you never encounter a situation in which you will have to speak with the office/board because they will never help you. Instead of providing you aid, they will do everything in their power to shut you up. They treat people like you are bothering them by asking them questions and trying to find a solution. Please don’t live here!

Just get the car detailed and landscapers totally covered my car in dirt and grass. Horrible place that doesn't care for your property. Car is ceramic coated too so i pay for special wash. This isnt a one time thing either.

Update- 4/4/24- It seems that the ban on garbage cans has produced a new problem...rats. I have been seeing rat traps around and I have heard from several neighbors that they have seen rats. This "no garbage can" rule is going to turn into an expensive edict for everyone if they don't do something about it soon.
They find endless ways to fee residents for EVERYTHING! It's a total scam! I've been living here for over 15 years, so I am well acquainted with TRCT. They have the worst administrative office ever! And they make it impossible to resolve concerns because they never answer the phones and they don't return phone calls. The community is great, but the administrative side is the absolute worst! I'd rather deal with DMV at Baker's Basen. If I knew when I moved in just how much in dodgy and inaccurate fees I would be forced to pay, I wouldn't choose to live here again. And I can't recommend it for new buyer either. And notice the pic I call "trash day in Twin Rivers". Hoards of enormous turkey buzzards waiting to rip open everyone's trach bags because we're not allowed to use garbage cans to put our trash out, because they don't want to pay for trash service that includes emptying cans. How about using some of our fee money! But that's a whole 'nother story. I got loads. Like the time they charged me late fees for over a year on my trust payments and when I finally got someone face-to-face to discuss it, which took some time) I was able to prove that I had paid and they had credited my payment to someone else's account. And even then it took time to get all of my money back. And no one ever apologized. And when they did it a second time they totally refused to meet with me at all to discuss it. I'm sure that sounds familiar to other residents. They count on us to give up and pay and they make it beyond exhausting and expensive to resolve any issue. Would it kill them to remember that they work for us? And to at least try to be reasonable and respectful?

Terrible! They are lazy and quick to fee the people that live here. The office says open till 5pm and they close early. What is the point? Unprofessional at all

Very rude and racist!! They will not listen to what you have to say, they cut you off and kick you out from there office. They have been taking the my mother maintain check she sends and deducting for parking violation from a taxi company she has no connection too, they had no right to do without her authorization, I later asked for a copy of there policy where it says they are allowed to take remaining balance and use it toward parking violation or any violation, and they could not give me a copy, instead they turned of the lights and said we have to get out because they are closing ! Very very disrespectful people.

My elderly grandfather has lived here for 35 years and has never had a violation. He is now retired and with a recent diagnosis with cancer, he rarely drives his car. He was given a violation for not moving his car. We called and tried to explain the situation and I was rudely told that they had "proof" the car never moved. I tried to explain he uses his car biweekly, he is very sick and is unable to leave the house much. It's disgusting how the Twin Rivers Community Trust has treated a long time residence and senior who is already going through a terrible time with his health. David Epstein was downright gleeful when he told me that they would be towing our car if we didn't comply with a ridiculous 6 month odometer check in and fine! Oh and that's only good for a year! We could have to do this whole process every year! He was so happy to tell me they will be towing our car the 16th! Do not live here, they leave garbage around everywhere and have their workers walk across 33 with bins to pick up the garbage and wheel it back. Embarrassing and disgusting.
