So I’ve been here since Feb 2025 and while springville was my top 5 choice and overall it’s an okay apartment.

The apartment itself its fine. I like the hard floors but when you have neighbors with kids you hear everything which is kinda annoying at 11pm at night. The washer and dryer could use an upgrade but that’s my personal preference, just seems kind of dated to me.

The parking here is BAD!!! This is my biggest issue that when I came to tour the apartment I wasn’t told that there was no covered parking available, or garage parking for incoming tenants. I didn’t find that out until I moved in, which I’m on the waitlist but I doubt that I will get anything and I’m not willing to pay an extra 150 for garage parking a month. I think for the amount you pay for rent you should be able to park within your complex or guest shouldn’t be able to park when there isn’t even enough parking for tenants.

Staff are very nice but the part time hours at the office can be a little annoying but for the most part if you need anything they are reachable by phone or email. Any questions I have they help answer it or at least point me in the right direction to get help. Having a nice park across from the apartment with trails has been nice to take a walk when the weather is nice. Maintenance has also been slow to fixing things but once they get here they are great with getting it done.

Amenities are not at this complex which I think is kinda weird but it not a big deal to me as I don’t use them, but maybe if they were at this complex maybe I would use them.

All in all I don’t think I will renew my lease just because the parking is a pain during the winter and raining season and also not being told how parking is here when I toured, all I was told that if I didnt want to pay for carport or garage that there is open parking. If I would have known how bad parking was or the lack of for incoming tenants I would have looked at other places that had parking included or parking in general.

If you’re not big on parking then this place will be great for you!

There is no parking so that you have to pay 50$ a month for a covered spot, but then there’s a waitlist for the covered spot so your car is either towed for $500 by some shady company with outstandingly rude employees that are notorious for breaking peoples cars, or they tell you to park in the neighborhood with multiple no parking signs. For this price not including utilities get a different place with a gym and pool and parking. Overall just a bad place to rent, and very marked up prices for value of what they offer.

Springville is in such a beautiful and quiet neighborhood. Love all the trails. The employees are great. Michael was very patient with all of my questions when I was looking at moving here. The units are modern, nice, and spacious. Definitely would recommend. Personally, I love living here!

Overall Springville Oaks has been our favorite apartment complex that we've ever lived at. The area is safe with miles of paved walking trails nearby. We get to watch the birds from our back balcony which is always a delight for us and our dog. Jessica the manager has been quick to respond to any issues that have arisen while living here and Michael and Nancy are super friendly too! If you are thinking about moving here you definitely should at least check it out!

It's been over a year since I have moved from Springville Oaks, yet I am still haunted by the bad management.

Be very aware from the recurring bad reviews across multiple eras of changing management that this specific complex seems impossible to manage properly. This is likely due to the lack of management staff located anywhere near the property (the only staff located on site when I lived here was maintenance).

This could be a really nice place to live, but the common issue that people here get frustrated by is management.

In our first month here we really enjoyed the price and quiet of the area and enjoyed how dark and serene it was at night. Little did we know management without announcement decided to light up every building to the point of being noticeably brighter inside our apartment at night with the blinds closed.

This ended up being a recurring theme here with an out of touch property management team.

We witnessed the property management change hands from greystar to secpropres while we were there which was an absolute shock at the time. We were only given a weeks warning that our online payments will not be processed because of the change of management that month.

I wish I could say this was an exception.

Greystar probably had to stop managing the property as they had found themselves accused in over 20 federal lawsuits for price fixing which you can also read plenty of evidence of here in the reviews.

We had raised multiple issues with rats getting inside our garage that went unanswered. We also had witnessed our neighbors dump their barbecue (which was against the lease) grease on another neighbor's car from their balcony.

Also be very aware the walls are thin and even living on the third floor you can hear your neighbors at night.

We ultimately were fed up with the yearly rent increases that exceed the rent protection and actually found a house to rent that was cheaper than these apartments.

It would also be very important to take the five star reviews with a grain of salt, we were offered by greystar a whole five dollars off our rent if we left a favorable review. We also were solicited for a favorable review by the maintenance staff after they repaired the laundry machine that was broken when we moved in.

I want to believe it might be different when you are reading this.

I thought things would be different after reading the bad reviews when I moved here as management has recently changed to greystar.

I'm sure you can read the response from the current team below and weigh the choice, they seem to have gotten plenty of positive reviews recently 🙂
