This is a great plaza where you have a Vons, 2 Starbucks, Panda Express, an amazing Italian restaurant named Ma's Italian, a Japanese place and etc. The parking situation here I would say is good and when I was here tonight on a Friday, there was many open spots. They also have a charging station here as well for electric vehicles but not that many charging stations. There also a bank inside the plaza as well.

I’ve been going to Emon for the past 38 years. Best Japanese food in Burbank. Owners greet you with a smile. It’s that hole in the wall that all the studio people go to. Clean. I arrived after closing once. The owner unlocked the door and said come in , I feed you. I will never forget that night and their kindness.

Parking sucks. Food is good but like everything else, overpriced..
You need to take out a loan today for a lunch that less than 10 years ago cost maybe 7 to 10 bucks a person..

Decent sized shopping center. Good amount of stores/restaurants but parking during business hours can be limited. The Vons isn't as big as some others are buts not small like a smRt and final is. There are only three entrances/exits to the parking lot, with the driving lane on pass next to the entrance and no parking lane, it can be difficult entering if there is a car waiting to exit. The parking spaces are on the smaller side so trucks, suvs and full size cars may have difficulty fitting. The parking spaces are on angles so some rows are designed one way only while others are two way rows. The starbuvks seems popular like most are. There is a red cross blood donation center, panda express, urgent care, postal annex, etc.

Everything in one mall. Restaurants, Vons, Starbucks and the best cleaners, Sterling. And Postal Annex, handles all my shipping needs. Worth the drive. I bring in oddball items to ship like a 4’ crystal chandelier, a Hawaiian lamp and shade, 4’Halloween witch, antique cat lamp and shade. They custom make boxes, pack and ship anything and everything. Always arrive sooner than expected and in perfect condition. And they help me choose the best shipping. You can get a passport photo, and there is a NOTARY on location. You can drop of returns, UPS, Fed Ex, USPS. They also have mailboxes.

I don't hate it. I went to a single small Italian food restaurant with a rating 4 and ordered TO G O and everything was bad to awful. Over $50 I had to give them my credit card so l did. I was quoted something like $62 including tax. Detailed what I wanted and it was wrong, 80 to 90 was on my receipt in the car I saw later, I asked for Marinara sauce on Motsorella cheese and it was heavily breaded hiding little cheese NO sauce on it but dry and bare. Place was packed at 5 and loud. Good sign. Wine. Fun. Food was NOT what I ordered. Guy was nice on phone. Reality I paid 20 to 30 more than I was told on phone. Food was horrible. Sauces both meat and none were bitter and spiced badly. I got something I didn't order, awful and dry. Even the garlic bread was DOA. I never complained cause I'll never go back to MA 'S and that's where I went. Lakeside Shopping Center is fine.

Convenient as it has my bank and dry cleaner. Bea Bea's is a fantastic breakfast spot. Drug store is nice and eclectic. Gotta get here early though as the parking lot gets to be way too crowded at lunchtime. I also hate that people are always trying to take a left into the middle entrance off Pass when there is no turn lane there.
