Condensed high-end fashion.
A lot of high-end stores like Apple Store, Macy’s, Nordstrom‘s Lululemon, etc., and many small boutique stores I’ve never heard of. Restaurants and fast food for different price levels. Like five guys Chick-fil-A, panda express, etc..
Was there on a Saturday afternoon. Found parking but It took a little time. A nice food court area and some nice restaurants spread around shopping area. Check the Google site to see the list of great restaurants.

Nice views, some cool architecture, and the koi pond is very pretty and peaceful. Good place for people watching and strolling. I mostly get in some good walking/move goals - more so than actually buying anything.

Like a fashion theme park for adults. Beautifully built outdoor mall. Perfect place to hang out with friends and family. More than just a shopping center. While it was a bit quiet both times I visited this year, I do think that it is really something special to experience.

It’s been a while since we’ve last visited this mall. It would appear that most new stores are active wear stores. There were plenty of seats to rest and the whole place was well kept and clean. Plenty of parking as well, though it does lack high end retailers compared to the nearby South Coast Plaza.

The open-air layout, with beautiful landscaping and ocean views, makes for a relaxing and enjoyable shopping experience. There’s a great variety of dining options, from casual bites to upscale restaurants, so you can easily spend the whole day here. The mall is always clean, well-maintained, and has a welcoming atmosphere. Whether you’re shopping, dining, or just strolling, Fashion Island offers something for everyone. Definitely worth a visit if you’re in the area!

I have been coming here for 25 years, great outdoor "shopping" experience. Every Friday we take our daughter and it's always fun. Many places to eat, easy parking, never very crowded and awesome at Christmas. Not a theme park vibe like the spectrum and you don't see many teen ages kids so more family, adults , younger kids will enjoy

Fashion Island in Newport Beach is one of my absolute favorite places to visit. The atmosphere is beautiful, with gorgeous ocean views, lush landscaping, and a relaxing open-air layout. There’s always something to do — from browsing high-end boutiques to enjoying casual and fine dining options. The selection of stores is impressive, and the customer service everywhere is consistently excellent. It’s the perfect place to shop, dine, and unwind while taking in the charm of Southern California. Highly recommend it for locals and visitors alike!
