A shadow of what it once was in the 1970s before Ocean County Mall Expanded. The whole upper level as well as the movie theater is empty and devoid of businesses.

Marshals, Home Goods and a few of coffee or Playa Bowls kind of places plus a furniture store occupy the lower level and are the only sign of life in what was once the only and primer malls in Toms River.

I only liked the theater, fruita bowls is also pretty good here too they have a nutella bowl. But dont go to this mall there is a better one next door that has more shops and stuff to do

Needs more storefronts, maybe some different options. I also wish cool beans had more space, like how it used to be. Ashley furniture taking over the entire one side seems kinda pointless.

Seacourt Pavillion has a nice variety of stores. Stop in Cool Beans for a quick lunch or coffee to go! The parking is good on most visits. Weekends tend to be busy but you won't have to wait for a spot.

They have one side completely empty with a huge parking lot,they should turn it into a eatery,maybe even put a Panama bread there,people would go after shopping in the mall because the mall food court is terrible

I went to Marshall's. I dont know if it was the timing(after Christmas), but there were no good clothes, and the clothes I loved didn't have my size. Im skinny and fit in everything, but I had a hard time yesterday. Who knows, maybe now the holidays are over it will get better.

Very nice, well-maintained, only problem is that it is outdoors. Nice to walk around, also has a very nice Lake nearby. If you like to hike you can park in the far parking lot off to the east of the movie theater and hike down there beautiful scenery also people go off-roading ride their dirt bikes / mountain bikes over there pretty awesome spot to bring the kids to go fishing and hang out. The Pavilion has a wonderful place to eat called The Artisan which is a stone's throw away I don't know if it's part of the Pavilion or not but it is the same commercial block
