Over all the complex is nice a great area with great landscaping and ponds.The apartments are ok and could use some work.Some downsides are our AC has broken twice in the last 3 months but the maintenance workers where very fast and very professional with getting it fixed both times.Specifically Terry and the maintenance manager I think his name is Ignacio are very kind and does a great job helping with any repairs. One last downside is we have had quite a lot of bugs on the first floor but nothing crazy. Overall we like this place and would recommend living here.

This review should serve as a warning to anyone looking to move in to this complex, from someone who lived there over 2 years. I experienced no peace. If you have anyone living above you, you will know it without a doubt. No insulation between floors meant hearing EVERY footstep, every thud, every stomp. It would go on for hours on end and really starts destroying your peace of mind after a bit, especially when you wake up in the middle of the night feeling like someone is about to crash through the ceiling. My last neighbor constantly walked around in heels above me. You can imagine how grating that gets after a bit.

Smoking wasn't allowed per lease agreement but people got away with it always, and it frequently smelled like weed in the complex and in my unit - I don't mind if you peacefully smoke, but I don't enjoy the smell getting in to my unit either, and the complex did nothing to enforce their rules. You can't open a window at night to let any cool air in because that smell will be rampant throughout the complex.

Within the first 2 months of living here I had an AC that completely broke and it took over a month to fix it. I worked from home 4 out of 5 days a week at the time and my apartment was above 80 degrees. My AC constantly running due to a leak added to my energy costs and I was never credited for it. The new AC unit I later received also looked to be growing mold, and never properly drained condensation. New management came and things looked up, but that was short lived. The gates did not work for 2 years, and were fixed while I was on a work trip - I and several other residents received no notice of this. It was after the gates were fixed that I had an item stolen off my doorstep. The gates offered no added security and Katana in the leasing office only offered attitude when I wanted to address the issue. Interactions with Katana always left me feeling frustrated, and while I tried to approach her nicely (understanding she must have a difficult role), she was stern and unwilling to understand my situations and meet in the middle. I now realize she's just rude, unfortunately. Kalia and Terry were the most positive interactions I had with the staff here. Terry was always kind and a great maintenance worker.

I realized I had to leave when they did the plumbing repipe and uprooted my entire apartment and way of living for over 6 weeks. There was dust in my unit left by contractors that never got cleaned - it is not my responsibility to clean messes left by them, however I'm certain I was billed for it, and I certainly wasn't credited for the inability to fully live in my apartment and the loss of quiet enjoyment I experienced, nor was I credited for constantly cleaning the mess made in my apartment left regularly over the 6 week period. The same repiping contractors left trash in my bin, which valet living then never took, and I was charged for them taking out the trash left by THEIR contractors upon moving out. $25 to remove one tiny and certainly unfilled bag. That's just petty. Valet living would skip over bags in my trash bin to the point I just took my own trash nightly, I couldn't benefit from a service I paid for monthly because they skipped over the items I put in my bin. And you HAVE to take out your trash regularly here, or else you'll see an uptick in roaches. Seriously, one flew at us and it was horrific.

Roaches were a problem, wasps were a problem, ghost ants were a major issue. I never saw any pest control spraying unless you requested it. Loud neighbors were an issue and some neighbors played music so loud my windows would shake. I paid an amenity fee for the outside common areas where the lights NEVER stayed on for my floor.

My new apartment is a luxury apartment and I pay LESS per square foot now - 1020 charges luxury prices for the cheapest living conditions and a sub par experience. I would not recommend this place to anyone I cared about. While the maintenance team is great, especially Terry, living here was a painful experience due to poor management and cheap living conditions.

I’ve been living here for over a year now, and I have to say, the improvement has been incredible! The staff here is simply amazing. Repairs are always done on time—huge thanks to Terry and Brian for all their hard work! But I especially want to shout out Kalia and Katana in office management. Every time I walk in, I'm greeted with the warmest smiles and the friendliest welcomes—it truly brightens my day! They always make sure I’m heard and go above and beyond to make sure my living experience is the best it can be. Living here has been such a joy, and it’s all thanks to this wonderful team. Honestly, it’s worth every penny! Thank you all for making this place feel like home!

I have lived here for almost a year. I have seen many changes for the better. The staff in the office are great. Maintenance is spot on whenever there is an issue . If you’re looking for a place to call home, please come by and take a tour. You won’t be disappointed. They do have events that they hold for the tenants to show how much they care. The amenities with the pool and the workout area have always been clean .

I am sharing this review to praise Terry, the current maintenance manager at 1020 at Winter Springs. He always shows the initiative to get things done around the property when others have not. I have lived here for six years and have seen a lot of staff and management come and go. The current staff seems to be trying to improve the property and correct issues such as smoking weed and cigarettes in or around the apartment buildings and being exposed to second hand smoke through the walls and air. If you have PTSD or are sensitive to noise, it is best to live on the top floor. With no carpeting or padding under the vinyl floors, the noise pollution can be raucous. Thank you Terry for caring! You get 5 stars!

The Staff here at 1020 are Absolutely Remarkable, Ms. Katana & Ms.Kalia really bring this place to life. I really like the fact of how they do exactly what the say and I'm really impressed with that cause a lot of say things just to get you out of there space but no with them at all. If they see you when they're out looking at the property trust me you will get a smile and wave like at a parade and it just makes my day. It's a real joy having a management staff like this.

Kalia has been turly amazing from day one always keeping me updated through emails. Answer all my questions, address all my complaints immediately she was on it. Always has a smile on her face very helpful. I have been here 3 months it's has been amazing so far. All the staff in the office is very warm and friendly.
